Skanska Sells Second Studio Office Tower in Warsaw for EUR 159 Million

Stena Real Estate AB has acquired the second phase of the Studio office complex in Warsaw for EUR 159 million, or approximately SEK 1.7 billion. This transaction marks a continued expansion of the buyer’s portfolio in the Polish capital, following the purchase of the complex’s first building in 2024.

The newly sold high-rise, which reached completion in the final quarter of 2025, offers 27,700 square meters of leasable space spread across twenty-six floors. Located in the Wola district, the site serves a diverse tenant base spanning the technology, energy, and pharmaceutical sectors. Skanska will record the sale in the third quarter of 2026, with the official transfer of the property slated for the following quarter.

Designed with a focus on sustainability and digital integration, the tower utilizes AI-driven systems and digital twin technology to manage energy efficiency. The structure is currently pursuing LEED and WELL certifications, alongside WiredScore and SmartScore ratings. The Studio project centers on a landscaped public square intended to serve as a social hub for the surrounding business district, maintaining proximity to two major metro stations.
