The redevelopment project was recently selected for the Commonwealth's Housing Development Incentive Program, administered by the Executive Office of Housing and Livable Communities. This designation provides critical momentum for the renovation of the structure, which dates back to the mid-19th century. Once completed, the site will offer 48 rental units, including five designated as affordable housing.

Historic Clark Block in Worcester Slated for 48-Unit Residential Conversion
The Menkiti Group has secured a key state incentive to transform the long-vacant Clark Block at 401–409 Main Street in Worcester into a 48-unit apartment complex. The project marks a significant step in the developer's decade-long effort to revitalize the city’s downtown corridor through historic adaptive reuse.

Constructed in two phases in 1854 and 1884, the Clark Block served as a retail anchor for generations, most notably housing Shacks Clothes for nearly 50 years until its closure in 2017. Bo Menkiti, CEO of The Menkiti Group, noted that the project aligns with the firm’s strategy of blending historic preservation with modern housing production. The development joins an expanding local portfolio that includes the nearby Chatham Lofts and the ongoing work at 204 Main Street, known as the Olympic Lofts. Mark Rengel, the company's Vice President of Development, emphasized that the firm’s long-term approach aims to strengthen the city center as a residential destination while maintaining its architectural heritage.
