The proposed settlement stems from a class-action lawsuit filed in the U.S. District Court for the Middle District of Tennessee. Plaintiffs allege that RealPage’s Revenue Management Solutions, including LRO, YieldStar, and AIRM software, allowed landlords to exchange sensitive pricing data, effectively fixing market rents. While the settling defendants deny all allegations of wrongdoing and maintain they possess valid defenses, the court-supervised agreement aims to resolve the long-standing antitrust claims.

RealPage Rental Software Antitrust Settlement Reaches $360 Million
Tenants across the United States who signed multifamily residential leases between October 2018 and November 2025 may be eligible for a share of a $359.9 million settlement, following allegations that RealPage software facilitated a conspiracy to inflate rental prices through coordinated data sharing among property managers.

To participate in the distribution of the settlement fund, eligible class members must submit a claim form by January 29, 2027. Payments are subject to court approval, as well as deductions for administrative fees, taxes, and legal expenses. Those who wish to exclude themselves from the class or formally object to the settlement terms must file their requests by September 1, 2026. A final fairness hearing is scheduled for October 15, 2026, at the Fred D. Thompson United States Courthouse in Nashville, where the court will evaluate the adequacy of the proposed agreement.
