Chartwell Retirement Residences Adds 828 Suites to Development Pipeline

A 43.3 million Canadian dollar stake in a Candiac, Quebec facility anchors Chartwell Retirement Residences’ latest expansion, as the operator pivots from recent divestments toward a broader footprint. The company is now breaking ground on 828 new suites across Quebec, Alberta, and British Columbia to meet rising demand for specialized senior care.

The new developments prioritize a diverse mix of independent living and memory care units tailored for patients with Alzheimer’s and other forms of dementia. Chartwell intends to secure between 50% and 100% ownership of these projects once they reach stabilization. This growth phase follows a strategic shift in July, during which the firm shed nine Ontario properties for 117.9 million Canadian dollars to optimize its existing portfolio.

In Quebec, the company finalized a deal with EMD-Batimo to acquire a 50% interest in a 283-suite residence. Beyond the 43.3 million Canadian dollar purchase price, Chartwell assumed 22.3 million Canadian dollars in existing debt. The facility, which Chartwell already manages, currently maintains a 99% occupancy rate, signaling a focus on high-performing assets as the operator scales its capacity across the country.
