Welltower Reports 25% FFO Growth Amid Seniors Housing Surge

Welltower Inc. reported a significant performance boost for the second quarter of 2026, with normalized funds from operations rising 25% to $1.60 per diluted share. The company’s seniors housing portfolio drove the momentum, posting a 20.5% growth in same-store net operating income as occupancy rates climbed.

The Toledo-based firm, which operates a massive portfolio of seniors and wellness housing, credited the results to strong organic revenue growth of 9.2% within its Seniors Housing Operating segment. This performance was bolstered by a 330-basis-point increase in average occupancy and a 5.2% rise in revenue per occupied room. On the back of these gains, the board of directors declared a 15% dividend hike to $0.85 per share, the company's 221st consecutive quarterly payout.

Welltower continues to aggressively reshape its balance sheet and asset mix. Year-to-date, the company has closed or secured $15.5 billion in gross investments. Simultaneously, it has offloaded $3.6 billion in assets, including a major divestment of outpatient medical properties. The company ended the quarter with a robust liquidity position of approximately $9.5 billion and a net debt-to-EBITDA ratio of 2.99x. Looking ahead, management has raised its full-year normalized FFO guidance to a range of $6.36 to $6.44 per diluted share, citing confidence in the durability of its cash flow growth.
