Realty Income Secures 'A' Rating from Fitch

Realty Income Corporation has earned a Long-Term Issuer Default Rating of 'A' with a stable outlook from Fitch Ratings, marking a significant milestone for the San Diego-based firm. This achievement distinguishes the company as the first net lease REIT and only the fourth U.S. REIT to secure such an investment-grade standing.

Fitch attributed the upgrade to the company’s long-standing operational history, consistent performance across market cycles, and broad portfolio diversification. The rating agency also highlighted the firm’s robust access to diverse capital markets as a primary driver for the improved credit profile. These factors provide a foundation for what the company describes as sustainable long-term growth.

Jonathan Pong, the company’s Executive Vice President and Chief Financial Officer, noted that the rating underscores the success of their disciplined financial management. He pointed to the firm's ongoing efforts to diversify capital sources across global public and private markets, which he believes enhances financial flexibility. As of March 2026, the S&P 500 company manages a portfolio exceeding 15,500 properties across the United States, the U.K., and eight other European nations.
