Catalyst and Nuveen Launch $400 Million Healthcare Development Venture
Catalyst Healthcare Real Estate and global investment manager Nuveen Real Estate have launched a $400 million equity joint venture to fund $1.3 billion in new developments. The partnership targets a pipeline of medical offices and specialty health facilities across the United States over the next three years.

Nuveen, which manages $136 billion in assets, has been aggressively expanding its healthcare development footprint since 2025. According to Andrew Pyke, Nuveen’s head of healthcare real estate, the firm was drawn to Catalyst’s proprietary pipeline and specialized industry relationships. The transaction was facilitated by Blackbirch Capital and the CBRE Healthcare team, who served as exclusive advisors to Catalyst during the formation of the venture.
