Ross Walker, managing partner at Hawkins Way Capital, identified the East Village as a primary target due to its enduring real estate fundamentals and high density of university students. The firm, which manages $3 billion in assets, views this acquisition as a cornerstone of its broader strategy to capitalize on urban markets where demand from academic institutions consistently outpaces available supply.
