US Home Prices Post Modest Gains as Inflation Outpaces Appreciation

U.S. home values have effectively declined in real terms for the 13th consecutive month, as a 1.5% annual rise in the S&P Cotality Case-Shiller National Home Price Index for June 2026 failed to keep pace with the nation’s 3.5% inflation rate.

While nominal home prices accelerated slightly from the 1.2% growth recorded in May, the persistent gap between property appreciation and broader inflation continues to erode purchasing power for buyers. The market remains strained by mortgage rates hovering near 6.5%, a factor that discourages current homeowners from listing their properties and locking in higher financing costs.

Regional performance remains sharply divided, with a nine-percentage-point spread between the strongest and weakest markets. Chicago continues to lead the nation with a 6.9% year-over-year increase, while Seattle faces the most significant downturn at -2.0%. Data collection issues in Wayne County have temporarily halted updates for the Detroit metro area, though S&P Dow Jones Indices expects to resolve the reporting gap in future releases.
