Data from the Pennsylvania Association of Realtors indicates a consistent landscape for buyers and sellers, even as annual sales figures trail behind year-ago levels.

The median home price in the commonwealth settled at $330,000 last month, mirroring the figures recorded in July. While monthly pricing remains flat, this represents a 4.7% increase compared to the same period last year. Transaction volume also stalled, with 11,451 sales completed in August—a figure nearly identical to the previous month but down roughly 6% from the 12,168 transactions logged in August 2025.

Inventory levels followed this trend of stagnation. The market saw 45,828 active listings in August, a marginal shift from the 45,944 recorded in July and a 2% decline year-over-year. David Dean, the 2026 President of the Pennsylvania Association of Realtors, noted that this period of predictability offers consumers a window to weigh their financial commitments carefully. He emphasized that in a market characterized by such consistency, the guidance of local professionals remains essential for navigating long-term property investments.
