OffersTree, a Delaware-based real estate technology firm, released its 2026 Vacant Land Seller Guide this week to help landowners weigh the financial trade-offs of these two distinct exit strategies.

The guide outlines the operational differences between accepting a direct cash offer and listing property for public sale. A cash-offer path, which avoids marketplace fees and carries closing costs covered by investors, typically concludes within 14 to 30 days. This route is positioned as an alternative for owners prioritizing speed and a predictable transaction timeline over potentially higher market-driven proceeds.

Conversely, the marketplace listing option exposes parcels to a wider pool of residential, commercial, and agricultural buyers. While this path may result in higher final sale prices, the process often spans 60 to 180 days. OffersTree currently maintains a sliding-scale fee structure for these transactions, starting at 5% for properties valued up to $25,000 and decreasing to 1.5% for high-value parcels exceeding $5 million. Founder and CEO AnuSavi Tara emphasized that the platform aims to provide transparent economics, allowing sellers to evaluate their specific timeline and price goals against verified transaction costs rather than relying on generalized marketing claims.
