Brightray Signs Framework Agreement for 40MW Data Center in Macao

The proposed facility, located at Rua das Albizias, aims to address Macao’s limited land availability through a high-density, multi-storey architecture. By employing Brightray’s FPD fully prefabricated technology, the developers intend to shift over 90% of construction and system integration into a factory-controlled environment. This method is projected to increase construction efficiency by more than 30% compared to traditional on-site building, while reducing noise, dust, and safety risks.

Designed to meet Tier III standards, the 9,000-square-meter campus will support versatile IT deployments, including air-cooled, liquid-cooled, and hybrid configurations. The facility is expected to maintain an average power usage effectiveness (PUE) below 1.35 at full load. According to Brightray founder Bin Wang, the project serves as a demonstration for industrialized construction in space-constrained urban environments, potentially bolstering Macao’s digital economy and AI research capabilities.

However, the framework agreement remains non-binding regarding supply or purchase obligations. The project’s viability depends on the successful execution of a lease agreement with a future tenant by September 30, 2027. Should this condition fail, the agreement will automatically terminate. Final pricing, project scope, and construction timelines remain subject to future negotiation and regulatory approvals for power and land development.
