10 Federal Expands Retail Portfolio With Fort Worth Acquisition

The investment firm 10 Federal has purchased a 105,182-square-foot shopping center at 1701 S. Cherry Lane in Fort Worth, Texas. This transaction marks the company’s second retail acquisition in September, signaling a strategic pivot beyond its established self-storage footprint as it targets high-growth markets in Tarrant County.

The property, located in the Westgate Addition submarket, sits on nearly 11 acres and features Academy Sports + Outdoors and The Picklr as anchor tenants. This deal follows the firm's September 2 acquisition of Burlington Commons in North Carolina, underscoring a broader push into necessity-oriented commercial real estate.

Ian Levin, Vice President of Investments at 10 Federal, cited the area’s robust population and income growth as primary drivers for the investment. While the firm currently manages 132 self-storage facilities across 15 states, this expansion leverages its existing operational presence in Tarrant County. The company already maintains seven storage sites in surrounding cities, including Arlington, Keller, and Azle, positioning the new retail asset within a trade area the firm views as having significant long-term potential.
