The facility at 11360 Warner Avenue first opened its doors in February 2021. Throughout its tenure, Sunshine Retirement Living managed every phase of the project, including the site's Spanish Colonial Revival architecture and the implementation of its "Hope Blooms" memory care program, which utilizes Montessori-based principles to support residents with cognitive impairments. The dedication of the onsite staff proved pivotal to the property's stability, as the community earned "Perfect State Survey" and "Deficiency Free" designations during both 2024 and 2025.

Sunshine Retirement Living Offloads Fountain Valley Senior Facility
Sunshine Retirement Living has finalized the sale of Park View Estates, a 150-unit assisted living and memory care community in Fountain Valley, California. The transaction, which closed October 1, 2026, concludes a five-year lifecycle that saw the developer oversee the property from initial construction to state-recognized operational excellence.

Luis Serrano, CEO of the Bend, Oregon-based management firm, noted that the project was designed to navigate the complex regulatory and operational hurdles currently facing the California senior living market. By integrating chef-prepared dining and specialized wellness programs with rigorous staff training, the company established a high-value asset that remained resilient despite broader industry pressures. The sale marks the end of Sunshine's direct involvement, handing over a fully developed and high-performing community to its next ownership group.
