Texas Hill Country Land Market Hits Record Highs Ahead of Sawmill Sale

As rural property values in the Austin–Waco–Hill Country region climb by 8.63% to record highs, developers are moving to capitalize on the demand. Lone Star Land Partners plans a two-day land sale on October 17 and 18, offering large acreage tracts near San Saba to prospective buyers seeking rural retreats.

Texas Hill Country Land Market Hits Record Highs Ahead of Sawmill Sale

The Texas Real Estate Research Center reports that the regional market reached a peak in the second quarter of 2026, driven largely by a persistent appetite for recreational and homesite properties. Against this backdrop, the upcoming Falling Leaves Land Sale at Sawmill Ridge aims to provide an alternative for those looking for substantial land holdings. The event features smaller parcels starting at $79,900, with larger 50- to 100-acre tracts priced from $6,995 per acre.

Chad May, manager of the development, noted that the site offers a rare blend of large-scale acreage and proximity to urban services. The property is situated 10 minutes from San Saba and 20 minutes from the Llano River, balancing seclusion with access to local dining and infrastructure like high-speed fiber-optic internet. The area’s appeal is further bolstered by the recent opening of Post Oak Ridge State Park, which provides additional recreational access to regional trails. Prospective buyers may arrange private tours for the event, where military and veteran discounts are also available.
