A landmark deal has reshaped Alabama’s commercial real estate landscape, as Newmark finalized the $508 million sale of The Summit, the state’s largest single-property transaction on record. The 870,000-square-foot open-air lifestyle hub was sold by JDJ to Federal Realty, signaling sustained institutional appetite for dominant regional retail assets.

Situated at the junction of Interstate 459 and U.S. Route 280, the property serves as the primary retail and entertainment anchor for the Birmingham metropolitan area. The center currently maintains a 95% occupancy rate, supported by a diverse tenant lineup that includes Apple, lululemon, and Restoration Hardware. Recent leasing activity has added high-demand brands such as Vuori, Reformation, and Alo Yoga to the roster.

Newmark President Conor Lalor, who represented JDJ in the negotiations, noted that the asset’s appeal lies in its scarcity and strong demographic footprint. With over 40 retailers maintaining their only Birmingham-area location within the center, the property functions as a regional destination rather than a localized mall. Investors are particularly focused on the center’s embedded rent-growth potential, as current lease rates remain conservative compared to national benchmarks for comparable lifestyle centers.
