A 9.8% population surge in Montague County since 2020 is reshaping the North Texas landscape, prompting developers to pivot toward large-acreage residential projects. NLP of North Texas is tapping into this demand with the October 24 launch of The Vistas at Clear Creek, a community offering 10- to 12-acre homesites near Saint Jo.

The project arrives as rural land values across the state continue to climb, with the Texas Real Estate Research Center recording a 3.27% year-over-year price increase in the second quarter of 2026. This rising interest in rural living has forced developers to reconsider traditional community models. Unlike many modern developments, The Vistas at Clear Creek will operate without a Property Owners Association, allowing buyers to select their own builders and defer construction indefinitely.

Property manager Ryan Fitzhugh noted that the modern rural buyer prioritizes connectivity and flexibility over traditional communal amenities. Each of the new homesites features private gated access, road frontage, and access to high-speed internet. While the development offers a secluded environment characterized by mature trees and local wildlife, its proximity to Saint Jo and the relative accessibility of Dallas and Fort Worth serve as key draws for buyers seeking a balance between remote living and urban utility. Pricing for the initial release begins at $149,900 for land-only parcels and $184,900 for lots including a barndominium shell.
