RangeWater Breaks Ground on Ellory House at Lulah Hills

A former shopping mall site in Atlanta is shedding its suburban past as RangeWater Real Estate and Nippon Steel Kowa Real Estate begin construction on Ellory House. The project, a 274-unit apartment community featuring 39,000 square feet of retail, anchors the ongoing transformation of the 73-acre North DeKalb Mall property.

Located at the heart of the Lulah Hills development, the project places residents directly on Lulah Avenue, adjacent to the central Lemon Park green space. The development aims to serve the surrounding 'Eds & Meds' corridor, which includes major institutions like Emory University, the Centers for Disease Control and Prevention, and the Veterans Affairs Hospital. By integrating high-end residential units with a grocery-anchored retail mix including Publix, developers are betting on a demand for walkable, urban-style living within an established suburban market.

Brian Oates, executive managing director of development at RangeWater, noted that the project is designed to define the standard for high-quality infill development in the region. For RangeWater, this marks a strategic milestone as their first development partnership with NSKRE and their 31st project in the Atlanta market. When completed, the broader Lulah Hills plan will encompass 320,000 square feet of retail space, positioning the site as a primary destination for dining and community gathering.
