SUBSCRIBE Launches Digital Platform to Modernize 1031 DST Exchanges

Fintech firm SUBSCRIBE is moving to digitize the 1031 Delaware Statutory Trust (DST) market, launching a platform that centralizes investment offerings and automates complex transaction workflows. By embedding qualified intermediary services directly into the process, the company aims to replace the fragmented, paper-heavy systems currently used by wealth managers.

The new platform provides 55,000 financial advisors access to more than 40 DST offerings from major asset managers, including Blackstone, Invesco, and Nuveen. By integrating firms like Accruit, the system allows advisors to manage every stage of an exchange—from tracking relinquished properties to executing reinvestment strategies—within a unified digital environment. This consolidation is designed to eliminate the reliance on email threads and manual documentation that has historically defined the sector.

Rafay Farooqui, CEO of SUBSCRIBE, noted that the platform intends to replicate the firm’s success in automating private market fund onboarding. For asset managers, the technology provides a structured way to present institutional-quality real estate, such as multifamily and industrial properties, to a broader network of advisors. As demand for tax-deferral strategies grows—with Mountain Dell projecting $10 billion in total DST sales by the end of 2026—the platform serves as a critical infrastructure for advisors navigating strict 45-day and 180-day IRS transaction deadlines. By centralizing data and professional services, the tool helps reduce the administrative burden of capital preservation and portfolio repositioning.
