Construction Firms Pour Millions Into AI With Little Impact on Headcount

Nearly seven in 10 construction and development firms have invested at least $250,000 in artificial intelligence over the past two years. Despite this heavy capital commitment, new research from BRG indicates that the technology is primarily driving improvements in project effectiveness rather than reducing staff numbers or overhead costs.

Construction Firms Pour Millions Into AI With Little Impact on Headcount

While 37% of surveyed executives have invested $1 million or more in AI, only 15% report that the technology is fully integrated across their operations. Instead of downsizing, firms are shifting their internal structures. Only 11% of companies reduced their workforce due to AI, while 18% actually added staff to manage new digital workflows. A significant 46% of organizations have modified their team structures, and 38% have prioritized retraining existing employees to work alongside the new tools.

Most adoption centers on the early stages of the project lifecycle, with 58% of firms utilizing AI for planning and feasibility studies. Dara Hendrix, a managing director at BRG, noted that this focus allows builders to mitigate project risks during the most time-consuming, non-revenue-generating phases. However, the path to clear financial returns remains murky. Firms are struggling with data integration, a lack of skilled internal expertise, and significant liability concerns. With only 42% of companies maintaining policies for human oversight, many leaders are still grappling with how to effectively measure the value of AI in a field where the technology often enables tasks that were previously impossible to perform.
