Hidden Repair Costs Are Forcing Americans to Rethink Their Forever Homes

Forty-four percent of insurance agents report that clients are blindsided by the rapid accumulation of post-closing expenses, a financial shock now reshaping housing plans across the U.S. As market conditions stall mobility, homeowners are increasingly forced to maintain aging properties they never intended to occupy for the long term.

Hidden Repair Costs Are Forcing Americans to Rethink Their Forever Homes

The gap between purchase price and total cost of ownership has emerged as a primary frustration for recent buyers. Nationwide survey data indicates that 20% of homeowners regret not vetting the five-year repair outlook before purchase, while 17% overlooked the age of critical infrastructure like plumbing, HVAC, and electrical systems. For many, these oversights are compounding as the dream of a starter home evolves into an unplanned long-term residence. With 38% of owners—and over half of urban residents—admitting they would move if economic conditions allowed, the pressure to maintain aging systems has intensified.

To mitigate these risks, homeowners are showing a strong appetite for preventative technology. While only a quarter currently utilize water leak detection, 81% expressed willingness to adopt smart sensors if provided by their insurers. Helen Simonett, Vice President of Personal Property Lines at Nationwide, notes that identifying hazards early is essential for those locked into longer stays. As owners pivot toward home resilience, the focus is shifting from simple aesthetics to proactive maintenance, with many now retrofitting properties with energy-efficient upgrades and safety modifications to accommodate their extended residency.
