After navigating a complex foreclosure dispute that stalled progress, the 348-unit Garden Station development in Villa Park, Illinois, has secured vital local zoning approvals. The project, led by Hawthorne World, is now positioned to move forward as a high-density, net-zero blueprint for sustainable residential living in DuPage County.

The Planning and Zoning Commission and the Zoning Board of Appeals recently granted re-approval for the development, with a final decision from the Village Board of Trustees expected shortly. This milestone marks a recovery for the site, which had been sidelined by a senior lender default and subsequent legal friction. With a substitute lender now in place, the project is accelerating toward construction.

Designed to function as the largest net-zero mixed-use residential complex in the United States, Garden Station leverages Passive House principles to cut energy consumption. Beyond environmental metrics, the site will feature nearly 30 amenities, including co-working spaces, a private theater, and resort-style facilities. CEO Dr. Ganesan Visvabharathy noted that the initiative aims to prove that high-performance sustainability and attainable housing can coexist. Located within a transit-oriented district, the development is intended to anchor revitalization efforts in Villa Park while easing the localized housing shortage near Chicago.
