The 2026 Recent Homebuyers Report reveals that 85% of those who bought property in the last two years view refinancing as essential to their financial survival, a sharp increase from 56% just one year ago. Many of these buyers entered the market under the assumption that high rates were a temporary hurdle; 60% expected a decline immediately after closing, and 73% factored refinancing into their original purchase strategy.
This reliance on future rate cuts is forcing families to make immediate, life-altering sacrifices. One-third of recent buyers have already cut spending on basic necessities, while 13% have delayed starting families due to the crushing weight of their housing costs. Randy Lightbody, Head of Mortgage at Truework, notes that the crisis has shifted from simply qualifying for a loan to the daily struggle of retaining ownership. "Many buyers are qualifying based on one payment while planning their financial future around another," Lightbody said, warning that this strategy leaves households with almost no cushion for emergencies.
